Abstract

Land is a precious resource on the earth and it embodies variouslocational dimensions of biodiversity, ancestry, homeland, and culture. It is amajor government-regulated and taxable object. In general, the land that isused as a property in any country has a value, as it has both tangible andintangible earnings. In economic terms, the land value is known as price. Theprice is a parameter for expressing the exchange value of a property. Theprice of any land in India is of two types: market price and government-fixedprice. The government-fixed price is called the guideline value (GV). The GVof land in Tamil Nadu, India, is posted on the website of the land registrationoffice. The market price is the price fixed by the seller for the transfer ofownership of the property to the buyer. The seller transfers the ownership tothe buyer through a deed accepted by the registration department followingcertain procedures laid down by the government. newline
